Strategies to not put 25% down every single time.

I've been able to buy 2 properties, but since they were fully occupied I've had to put 25% down. What are some of the strategies I should be looking into so I can put down the conventional 20% or less in order to buy properties faster (and hopefully a better return with better leverage)?
