Retail/Commercial Condo need loan advice

Hi All, I am looking at a retail condo in which my wife is going to move and run her business out of. I had a bk 4 years ago and am having trouble getting a heloc. i only bought my house 2 years ago with 3.5% down (fha). My property has increased roughly 50-60k since then but at 80%ltv i can't get money out. so - i'm looking for places that are more flexible with the bk in the past and can maybe do 90%ltv. Or other options to come up with 30k or so as part of down payment. Any ideas?
