Owner-Occupied Duplex Financing When Both Sides Already Rented

Hello everyone, I'm looking at getting started with house hacking a duplex and I'm trying to get financing taken care of. I want to live in one side and rent the other out, but both sides are currently rented until one leaves in July. 

Can I still qualify for owner-occupied financing even though I wont be living there for several months?
