Advice on starting my RE journey

Hey All, 

Looking for some advice for starting my investments in real estate. I have experience in being a landlord in the past , have sold all properties, and now I want to start again in landlording. This will be the first of my rental properties in my "Life 2.0". I am looking at buy and hold for rental income. The property I have listed below I have the ability to pay cash for. 

I am wondering what the pluses and minuses would be for purchasing this property with my own cash. 

Does this hinder my ability in the future? 

Would it be better to purchase it for cash and then refinance later? 

As you can see in the Link, for me it seems like a very good investment. Just wondering some thoughts from all of you . Any of your time would be very appreciated!!!
