Funding with bad credit

Hello everyone, so I just received my first tiny house it’s 560sqft but here in New York that’s worth atleast 300k. It was seeded to me for a certain amount. It’s clear of any violations or debt and I want to do a cash out refinance but I’m facing credit challenges duh to my younger immature years. I didn’t realize it would play a major role in life, never taught that built what I have on my own now 27 years young and want the best for my kids. Is it possible to do a cash out with bad/working credit? Isn’t my house enough to qualify? Any options?
