4plex financing where is the best deal

Looking to do refinance on my 4plex 75% LTV. Best rate I have found is 30 year fixed 4.75 interest rate. Also interested in interest only mortgages. I have good income and credit. Does anyone have any suggestions?

The terms appears good in my perspective for invetment properties. You could potentially confirm there is no prepayment penalty or early payoff fees for this loan.

In long term perspective; you would have more free and clear properties when you go for P&I payment. Say if you acquire handful of these every year; then in 10 to 15 years; you could potentially have significant income and paid off the mortgage.

There are investors I know focus on 10 to 15 year payoff by contribution additional payments towards principle.

Use a local small bank.  I've found the best financing is with smaller banks as they want your business.

@Zachary P.  Is this a rate and term refinance, or do you want additional cash out?  Primary residence or investment?  Loan amount?  Location?

Interest only mortgages usually come with slightly higher interest rates, but of course the payments are still lower.
