Cash out refi using rent/projected rent Lender-Florida

Any Lenders here or can anyone recommend a lender that will allow a cash out refi on an investment property with about 50% equity. Property has been consistently rented for over 5 years, looking to to refi based on rent or projected rent. Current tenants are vacating this month, I've kept the rent pretty low for them over the years. I want to take out some cash to update a bit and perhaps pull my intitial investment out.
