Refinance cash purchase?

Hello, does anyone know of a bank in Texas that refinances cash purchases in less than 3 months?

@Scott D Burrows thanks for the mention.  @Ramsey Lee Rodriguez you can do this 3 different ways:

  1. Use a commercial loan - which is generally a 20 year ARM
  2. Use a portfolio loan - which will have a higher rate than any Fannie/Freddie loan
  3. Use delayed financing - which is a Fannie/Freddie loan but carries a higher rate and a bunch of restrictions
  4. Borrow from your LLC - which will provide you with up to 85% of the value and carries a lower rate than the other 3 options. I wrote a post on this strategy HERE. When I wrote that article you could only go up to 75% on a SFH but it has gotten better since then. So now, up to 85%.
