Long Term Private Money 5+ years

I am curious to hear if anyone would be able to share their terms for a long term private money loan agreement for say 5 years.   My current strategy is to rehab and sell immediately.  However, I would like to explore  what other people have done maybe around 2008 that protected them and their investors in the case that they had to hold the property as a rental until they could refinance.    I am open hearing any Hard Money Long term options as well.   Thanks!
