Everyone's favorite lender for delayed financing

What is everyone's favorite conventional lender for delayed financing.  I have a property in Missouri (it's on the marketplace if you're interested!) that I will do delayed financing on if it doesn't sell here soon.  A few questions.

1. What lender are you using.  Either national or Missouri focused.
2. What is their turn around time?
3. What fees have you been paying?
