Hard money loans for primary residence ?

Hi all So after investing, it’s time to think about my own place ;) As I am not a “conventional” applicant - not on a W2, about two years in the US - are there any financial solutions for financing a purchase of a primary residence? I do understand I’m exposed to different rates but I’m trying to find myself a solution and still be able to obtain a mortgage. Ideas/recommendations?

I do not know of a HML who can do owner occupy. In fact if one did my first reaction would be alarm bells and I would ask "what's the catch?"

Now Maybe there is one out there, but read the small print a couple times.
