Found a property, $92000 (arv)
Needs approx $30k in repairs.
Owners willing to take $35k.
Also, properry has second lot with trailor on it, already rented and worth $450 month in rent.
I can fix & flip, or keep properties for about $1400-$1500 rent per month.
