Duplex & Triplex down payment minimums (primary residency)

Hi,

I'm looking to buy my first property, a duplex or triplex as a primary residence. I'm shopping around for conventional lenders and am being told different percentages for a minimum down payment on a conventional loan. The percentages I've been told so far are anywhere from 5% to 25%. When I initially ask no one seems to know the answer off the top of their head which is slightly concerning. Does anyone happen to know what the minimum down payment is for a primary residency duplex or triplex? Thank you in advance.
