Hi @Nickolaus Cabcabin and welcome to BiggerPockets! Attracting private lenders is much easier (and quite a bit more fun) once you have an established track record of success.

On your maiden deal, you're probably not 100% confident you'll make enough money for yourself, much less for a private lender.

I urge you to consider doing your first deal, however small it needs to be, with just your own money. Give yourself the gift of confidence and peace-of-mind that comes from having no pressure to perform before you are ready. Take it from one who learned this lesson the hard way!
