Newbie investor in Chicago.... Need help!!!!!

Newbie investor in Chicago.... Need help!!!!! My husband and I have entered a contract on our first deal. the building had violations which the owners have been working on to correct. They are minor but two title companies we have gone through so far will not insure title. Any one in the local area willing to provide some guidance.
