Financing for modular vs mobile home

Hello,

I have been in contact with a loan originator regarding a property that I am interested in that has a manufactured home on it. I have not applied for a loan yet.

The loan originator said that they do not finance mobile homes, only modular homes. I do not understand the difference between the two. This manufactured home sits on a foundation and has an addition (family room) built onto it and sits on private property included in the sale price.

Can anyone give me a little more info on this difference. The email response I got from the banking personnel was rather abrupt and I had to request info a few times before I finally got that answer.
