The best capital for a series of live-in BRRRR's?
I'm looking to owner occupy properties that meet my criteria and, one-by-one, make them into rentals in a BRRRR manner. Hard money is out of the question because I will be an owner occupant. Private money is unlikely because my credibility can be perceived as low and I am relatively new to my area so my networking is still in the works. Is this looking like I'll have to use my own cash? I would refinance conventionally, but I'd like to use OPM to start this series of live-in BRRRR's.
