Recommendation for Lender for Vacant Lot Purchase in Queens, NY

I recently went into contract on a property that consist of a vacant but buildable lot adjacent to another lot that is occupied by a single family home.  My plan was originally to purchase the home cash and finance the vacant lot but have had a hard time finding a lender in the Tri-State that will be willing to do it.  Any recommendations?
