Does BP have a refi cash out calculator?

I have never done a refi cash-out on a mortgage....and frankly don't know how it works and how all the numbers play out...

I have a place in St Augustine Fl, ARV about 210k, rented out for past 2 years at $1400 mo, 90% paid off, ..

I have a low interest rate on it....mortgage is about $500 for all....

Id like to pull that cash out to be in all cash position offer on another property, to do property to hold or flip.. ...thus using hard money as a later option...

(Iam sort of riding the fence, my credit is perfect,I would prefer to not have it lowered just to get a gfe right now.)
