Lending Guidance needed

 Hello everyone. I am fairly new to the rental ownership scene as I'm presently crunching numbers on multiple properties and cherry picking the ones which make sense for me to make offers on. Rather than purchasing 1, I was looking to purchasing a bundle and buy via a blanket loan. I was referred to a lender whos' criteria are as follow: 

purchase, refinance, cashout, rehab

SFR, 1-4. 5+, condos

LTV up to 75% (75-80% LTV case by case)

Loan term: 1-7yrs

Loan amount: 50k-3MM

Interest only or Amortized over 30yrs

Interest rate: 6.99% - 10.5% Risk Base pricing 

Point: 2.5-3.5%

No prepayment penalties

Not Fico based, Bad Fico, No Fico OK

Sole Proprietorship, LLC, Corp

No occupancy min, Vacancy OK

This lender does blanket loans but my question here is if an investor takes out a loan for 7yrs to buy rentals, why is the lender also offering payments amortized over 30yr? Shouldn't the 7yr loan be interest only with a balloon payment due year 7? 

I'm fairly new to the lending scene as well and would love to get as much understanding as possible before I make a decision and lock myself into a situation that doesn't benefit me. Any guidance and light shed on this matter would be greatly appreciated.
