Hey everyone looking to see if someone know or does funding options looking to possibly refinance a hard money loan of $105k across 10 properties, 12 units all rented in rochester ny. Paying 12% interest all on time and have refrences, currently have the balloon due come april. Market value and comps are about $330k. Issue is my credit is damaged working on repairing it. Have a partner involved with good credit but trying to move quickly on this. I prefer to look for another source of a private lender based on the deal itself not looking for banks or credit based solution or id already go that route.  Any help or advice? Thanks and appreciate your time
