Getting a student loan when you have a mortgage?

Will someone be able to get a student loan if they have a mortgage or home with little to no equity?

She is currently a student with already up to 50k in deferred student loans. Getting her approved to buy one of my homes, cosigning with someone of course. Had my mortgage broker, who I recommended and she is using, speak to her about it.

He said all you have to show and tell is that she is only a cosigner and that payments are coming out of her mother's account and none from her own accounts.

Any other thoughts on this? Closing end of June and its looking good so far. Worst case is that they have to find another cosigner, which may or may not be a problem. Mainly curious about the student loan issue so I can advise them further.
