Need a private lender for a Rental BOOM!

Hi my name is Kevin Conrad, 23 years old from southeastern Wisconsin. Recently I have joined Bigger Pockets and been educating myself as much as possible. I currently have a private lender for a single family buy and flip in February of next year. This is great news but I also have about 3 months until then and would like to get another deal going now. There is an insane boom going on in the Kenosha-Racine area do to a 10,000 employee expansion by amazon in Kenosha and a 40,000 employee new building called Foxconn. This is bringing in 50,000+ employees to the area. Rental demands are going to sky rocket and buildings out here are dirt cheap right now. I’m hearing some as high as 2.5-3% deals. I wanna react on this ASAP and would like to link up with a money lender to do a deal.
