Looking for help with re-fi on an apartment building

40 units.  Central California.  Mostly town house 3 bed 1-1/2 bath units.  Would like some advice based on my particulars in terms of income and financials on how to approach re-financing process.   Units are built in 1980s.  Have some deferred maintenance.  Occupancy is 95%.  Current loan is with CHASE.  

Currently have offers from a credit union and  fannie mae lenders and looking for help to compare the offers.
