Commercial loan costs

I need help finding lenders that will loan money in Tucson AZ. Need to pay off seller 335k with a 500k value approximately. Anyone know of any banks or lenders in this area? I need to compare loan costs because the lender I’m dealing with now wants to charge 15-16k in fees including appraisal and phase 1.
