Questions on Chicago Closing Costs

I'm currently reviewing a CD and have a couple of questions:

1. What are the standard/average title costs in Cook County, IL?

2. Does seller pay for taxes from start of year through end of close date?

3. Current charges I'm seeing for title with this transaction is the following:

1. $250 Chain of Title

2. $50 CPL

3. $40 Electronic Document

4. $15 Electronic Filing

5. $75 Predatory Lending

6. $1,690 Lender's Insurance

7. $1,275 Settlement Fee

8. $3 State Policy Fee

9. $540 Title Endorsement

10. $125 Title Update Fee

11 $65 Wire Transfer Fee
