Need Financing for Mobile Home & Land

I have a property in Prescott, AZ that I need some long term or even short term financing to buy. It would be a 63% LTV maximum. It will most likely be less than that, due to the seller being very motivated. I plan on holding onto the property as a rental with a positive cashflow. I have a property manager who is right around the corner who will rent and manage the property for me. If you know of someone who is looking to JV or fund this deal, I would appreciate the referral. I do have money to put down and the property needs only cosmetic repairs. I would need $55,000 to purchase it.
