Trying to find financing

Currently renting townhouse  in Venice Beach owner wants to sell. He will give it to me below value at 1.5 mil. Which will leave 100k+ in equity. I want to hold for  18 to 24 months or sooner, neighborhood values going up daily.  I would continue to pay 6500 rent or more if needed. Taxes and hoa about 1500
