Questions about options for deal funding under 200k

I am partnering on a duplex less than 200k.  I already have 10 units/doors and the bank has capped me from borrowing.  My partner is planning on conventional loan but having trouble qualifying because he doesn't have the 25% down payment.  I have cash reserves for the down payment and then some but the bank won't allow me to give my partner the money.  What are some shorter term options to close in 30 days and then refinance when partner has the down payment?
