Structuring deal with private lender

I have a small rental that I am looking for a private lender to help me purchase at the end of the lease purchase I'm involved in. There is some equity in the property but the property needs minor cosmetic work. However I've been renting it out. I plan on doing a couple thousand as a down payment. At 8% amortized for 30yr interest only payment. Payoff in 3yr. Am Interest only payment Does that sound ok? Am I missing anything I should consider?
