How to get a mortgage?

Hi,

I am planning to buy a home and I want to take a mortgage for that. I know that the credit score must be greater than 650 to get a mortgage easily. I have a good credit score. But, I came to read that the mortgages are not always given only on the basis of credit scores. So, what are the other factors affecting the application of a mortgage?

In my recent search, I came across a number of mortgage broker reviews. But, I haven't seen anything related to the eligibility criteria for the application of a mortgage. Can anyone tell me something related to that?
