BRRR - Cash out Loans for Investments????

Has anyone had any success in Charlotte Area with banks that will loan for cash out refinance for investment properties with no seasonal ownership (6 months wait) ??? Trying to use toe BRRR strategy for investments. Any help to point me in the right direction would be appreciated.
