Money for Multi Family in Utah

I have a Property with TWO buildings on it. One Duplex one 5 Plex, I have purchased the property and Now need rehab money I need 150K, what are some resources that could loan me this money? It would have to be in 2nd position on the property as there is a 1st lien on the property, Only need it for like 15 months,,, however if given the right terms could go a lot longer... What is the best way, I have been to a bank and a Credit union and with TWO buildings on the Same Deed they don't seem to want to touch it?? Help? ARV on the property would be about 600K.
