Trust Sellers Appraisal?

Goodmorning all, I'm in a situation where the seller of a duplex I'm interested in is providing an appraisal she has already had done. Has anyone ever had their lender use a sellers appraisal? Or will a lender likely order another? I feel like flippers probably have their own appraisals done often when selling, is this just used as a metric for purchase price or will the buyers lender actually use their appraisal for the loan?
