Help!!! Trying to navigate to a refi and keep getting stuck

I own property in several states. All is self financed (I own them outright) and I have additional assets. I want to urgently pull some money out of my investments to expand my portfolio. I run into the following roadblocks and I am probably going to the wrong sources for financing and need to find out where to go:

1. I lived overseas until recently and can't show much personal income on tax returns so traditional income based financing does not work. Though I have high credit rating

2. The bulk of my in-state  property was purchased in the last year so i can not show 1 year of rental income on a tax return yet.

3. I have out of state properties with over 1 year rental history and great appreciation. Someone told me that I should seek local banks / institutions to refi those. Do I look for a commercial loan? Can I do that if they are owned in my name? Who do I talk to?
