Good asset based lenders
Can anyone can recommend a good asset based lender and/or a lender that will lend based solely on the income of a specific property? I have moved to the San Diego area and want to continue my investing endeavors, but have just started over regarding proof of income. It will likely be another year or 2 before my income will allow me to qualify for traditional loans again, but I do have cash/liquid assets that would allow me to purchase some properties.
I would prefer to either borrow money and spread out my down payments, or buy for cash and refi based on the property's merits/income, but every lender I talk to wants income to carry the property.
