Creating a portfolio prior to meeting with the lender

Hi Everyone,

I have a meeting coming up with the VP of a commercial loan bank. I have successfully fixed and flipped one property so far. I would like to get some ideas on what I should include in my portfolio prior to meeting with the lender. These are my thoughts:

1) Cover page - I do not have a company set up yet, so I was thinking of just writing the address of the first property? I am open to any suggestions

2) Financial Analysis of the first fix and flip. Including purchase price, holding cost, construction cost, closing cost, profit made.

3) Before and After pics.

4) Bank statement from my investment account because that is the only account where I have money saved up.

5) Thank you page and a note saying I am hoping to work with you for my future projects and build our community together.

Is there something else I am missing or do you think I should delete anything from the points mentioned above?

If you have created anything like this in the past for your investors or lenders can you please share it?
