Fixed rate mortgages for my next investment property

I thought that I could only get fixed rate mortgages for my primary and secondary homes.  If I purchase a rental home  (SF), what is the longest fixed rate term I can get and what is the down payment percentage requirement.  I already have my primary home and two rentals,  so my next purchase would be my third rental.
