Turned down for refinance due to "property not seasoned"

Hi BP!

I received the final order for a tax lien that I rehabbed on 2 May (which means I now own the home free and clear). I want to cash out refinance the home in order to purchase another one. I discussed this with Navy Federal, who told me I wouldn't be approved for a loan due to the property not being "seasoned" - they said I'd have to own the home for at least a year. I really don't want to wait to buy another home. Has anyone ran into this before? Any advice?
