Currently renting but want to get an FHA loan

Hello all,

My wife and I are currently renting an apartment. We are new to REI and are considering a house hack situation where we purchase and live in a duplex/triplex and rent out the other units. We want to take advantage of an FHA owner-occupied loan. Any ideas of how this can work in our current situation? Our lease doesn't end for another year.
