Where are the companies that do 2nd mortgage on rental properties

Hi all, have about $50,000 in equity in a rental that I want to use for a down payment but my primary big bank lender say that they don't do that unless it is a cash out refi. 

My question is who/where/which companies will do a Home Equity Loan or 2nd mortgage on my rental property? I'm looking to take out $37,000 to use toward a down payment on my own personal residence.
