501(C)3 assistance?

I have a similar thread going in the 1031 exchange section that has lead me to a very simple question to you mortgage pro's. I read that FHA doesn't allow Down Payment Assistance... But what about conventional/private lenders? I'm the founder of a 501(C)3 tax exempt organization and was looking to offer DPA as a way to generate cash flow. Thanks in advance!
