I have a property that I have owned for five years. I just moved out and would like to use the property for a rental. Problem is that I need about $10,000 for rehab and to get the note out from being behind. I have no credit and no funds for a down payment.

What can I do?

I have shown the property to several people looking to rent but the property needs to be fixed up. Even if I get a person to sign a contract the deposit and first month will not cover the rehab and the property is really not that bad. Carpet, Paint, Windows on the second level, bathroom and drywall the basement.
