I Own Primary Residence+2 other Rentals. What's my best loan?

Hello! 

I own a commercial property worth about $150K bought through land contract. A two/three family rental worth about $75K (rented as a 2 family now) that I am partners with my brother on, Paid Cash. I owe about $115K on my primary residence worth about $180K current rate is 2.625%. 

I'm looking to purchase another multifamily spending about $60K-$160K. in the Northern Kentucky Market.  I have about $20K in cash.

I'm looking for advice on financing. It might seem like I have some experience but I feel very hesitant to take on some more financing but I do want to grow things. I do have a good though not crazy of the charts paying full time job.

Any advice on financing a up to 4 unit given my situation is greatly appreciated.
