Hard Money Lenders for SFR Purchase/Rehab/Rent

I'm looking for a hard money lender that operates in Maine and will fund smaller projects $35k to $75k. SFR's purchase, rehab, and rent types mostly. I am finding that most of the larger national folks are not willing to fund the smaller opportunities that are more abundant in rural Maine where I live. Any advice or willing partners welcome.
