First home/future rental investment property

I am new to investing and have been researching ventures to take. In the process I have down sized in home to save for a home to purchase. Going from a 4/3 2000sqft to a 2/2 975sqft. Oh there are three kids and my wife and I. We would like to buy a home either traditionally or FHA loan. I also have been contiplating on lease to own. Any suggestions on finding a home to later sale and move up in property size. I am able to qualify for $275,000 FHA/ 3.5% down. Not really trying max out, but the price Verse value seems slim in the West palm beach, Florida area. Any suggestion would be appropriate.
