Say I struck a deal with another private individual in which they contributed down payment money to purchase a Long term rental, what kind of deals do you do with the person investing the money on the down payment if you are doing all of the rest of the work, they are just providing a down payment. In my situation, it's clear that they would want a piece of the action, not just finance return rates. One thought I had was say they contribute a $10,000 down payment on a 90% financed multi family worth $100,000, you could cut them in for 10% of the profit. At the same time that also seems kind of absurdly low.
