Getting Approved for a Loan

I'm very interested in buying a duplex to rent out. The problem is, I'm worried I won't be able to get a loan. I have very little credit history and my part time job doesn't provide tons of income. However, I know I would easily be able to make the mortgage payments if I could get the loan, because I have very few expenses. I live with my boyfriend and my car is paid off. Also to note, I'm a veteran and I receive a stipend from the VA for about $800 a month.

Any advice about what I can do to make myself for likely to be approved for a loan as soon as possible?
