Rates for multi family investor properties

I have been working with a lender who has been giving me 0.625% above conventional 30yr mortgage. (ex. if the rate is at 4.5%, he will give me 5.125%) He says that is the adjustment because it is riskier to lend on multi-families, and investor owned. I have great credit and can come with 25% down so no reason I shouldn't get the best rate. Does this sound about right?
