Thoughts on my arm

I own two four unit building free and clear in Milwaukee WI (I paid cash four months ago). I want to get money out to move to the next project. I purchased them each for about 210k and did major rehabs on both. I have been talking to several banks and the best rate I can find is 6.5% on a 5 year arm and most were 3 year arms. What makes sense here? Are you guys using arms these days. I have never used one and would like a fixed rate loan but cant find one. HELP PLEASE. Thanks. JEFF
